San Diego Real Estate: Is the Market EVER Coming Back?


On Tuesday, December 1, 2009, the San Diego Chapter of the Financial Executives Networking Group will be hosting our Special Evening Event at the UCSD Faculty Club from 5:30 p.m. to 8:30 p.m.

This will be our third annual San Diego Residential Real Estate Update, and will focus on the pivotal question, “Is the residential real estate market in San Diego EVER going to come back?”

The program will be a lively panel discussion with audience participation, featuring a stellar lineup of experts covering the full spectrum of opinions about where the local residential real estate market has been, where it is now and, most intriguingly, where it's going.

Much has happened to impact the residential real estate market since our four panelists spoke on this subject a little more than a year ago. The stock market crashed. The Great Recession has taken a toll on everyone and every business. The global credit market has collapsed. And there’s a new administration. Our panelists all offered their opinions about the residential real estate market just before everything fell off the cliff. Now, all four panelists are back by popular demand to give us a current update, and to give us an opportunity to hold their feet to the fire. It’ll be interesting to see how their viewpoints have evolved and changed following the debacle in the market.


Our Panelists will be:


Gary London

Gary is President of The London Group, a real estate advisory firm that provides strategic vision, analysis, capital and deal access to developers, investors, lenders, attorneys and public agencies. Gary’s clients include real estate developers, investors, corporations, financial institutions, businesses and public agencies. He’s also a columnist with San Diego Business Journal, and has been quoted in the Wall Street Journal, Metropolitan Magazine, Professional Builder, Builder, California Land, California Business, New York Times, Los Angeles Times, San Diego Union, San Diego Daily Transcript, and many more. Gary is also an instructor at the University of San Diego’s Burnham-Moores Center for Real Estate Continuing Education Program and an instructor at the University of California, San Diego extension. He received his Master of City Planning degree from San Diego State University and his undergraduate degree in Political science from the UC Berkeley. This is Gary’s third year on our FENG panel.


Panelist - Alan Nevin

Alan Nevin – Alan is Director of Economic Research for MarketPointe Realty Advisors, a real estate consulting firm that provides housing market analysis, feasibility studies, litigation support, proposed development databases and real estate databases for builders, developers, lenders, mortgage bankers and attorneys nationwide. Alan is considered the “Dean of Real Estate Feasibility Research” in Southern California. His 30-year background in demographic and economic research places him among the educational and analytical leaders in his field. His particular specialty at MarketPointe Realty Advisors is market and financial feasibility studies of residential and commercial projects, including rental housing, condominiums, office, retail, hotel and industrial developments. Alan also serves as Chief Economist for the California Building Industry Association, CBIA. He is a senior advisor for real estate programs at the UC San Diego Extension program, and is a founding member of the UCSD Economics Roundtable. Alan holds advanced degrees from Stanford University and American University. This is his third year on our FENG panel.


Panelist - Bruce Norris

Bruce is President of The Norris Group, and has been an active investor, hard money lender, and real estate educator for almost 30 years. He has been involved in over 2,000 real estate transactions as a buyer, seller, builder and money partner. Renowned for his ability to forecast long-term real estate market trends and timing, the release of The California Comeback report in 1997 gained him much notoriety. Bruce’s January 2006 release, The California Crash, was an in-depth look into the California market correction and the statistics behind his predictions for the real estate market. His latest report, Category 5, goes into great detail about why he isn’t yet ready to call the bottom of the California residential real estate market, and what the real estate community should expect in the coming two years as the market continues its correction. Bruce speaks and debates throughout California on real estate matters, and has been a guest speaker at the California Builders Industry Association, California Association of Mortgage Bankers, and REOMac. This is his second year on our FENG panel.


Panelist - Jim Klinge

Jim is the owner of Klinge Realty, and is a 23-year veteran real estate broker who specializes in selling homes in the San Diego North County Coastal region. Jim provides detailed and comprehensive opinions and advice about the marketplace, and is actively engaged with buyers and sellers on a day to day basis. His goal is to present all the facts to help people make clear decisions about real estate. He publishes a popular blog, Bubbleinfo.com, which is an insider's guide to SD North County real estate. This is Jim’s third year on our FENG panel.


Moderator - Alan Ray

Our moderator will be Alan Ray. Alan is Senior Editor and Morning Anchor at KPBS. He joined KPBS in 2006, which was a homecoming, of sorts. Alan began his news radio career in San Diego in the 1970s, producing business and financial coverage at KSDO. He went on to work as a news anchor, reporter and talk radio host in both Seattle and San Francisco. Prior to returning to San Diego in 2006, Alan spent seven years producing an award-winning morning radio news program in the Bay Area. He’s won regional awards for his work in San Francisco and Seattle, including honors for breaking news coverage of the eruption of Mt. St. Helens and the events of 9/11. He’s a member of Public Radio News Directors, Inc. and the Radio Television News Directors’ Association. This is Alan’s third year as moderator of our FENG residential real estate panel.


As always, the event will be interactive, engaging and fun – and a great chance to network. There will be a cash bar, and complimentary appetizers will be served. The event is free for FENG members.
